“My water heater burst at 1am, flooding my garage and laundry. I was frantic and called Guardian. I was extremely happy that Sam answered the phone. His crew was at my house at 2:15 am. They had the water out and fans going by daylight. Sam was very helpful in telling me what my insurance would and would not pay for. I'm so glad I found Guardian.”
-
“During the freeze a pipe burst in an exterior wall behind our kitchen sink. Water was coming out from under our kitchen cabinets and into our laundry room. All of the restoration places said they wouldn't be able to get here for 3-5 days. Guardian said they would be here the next morning and sure enough they were at my door the next morning at 7:30. They were very nice and very thorough. They explained that they needed to cut the drywall a couple feet up to allow the wall cavity to dry. They showed me the moisture meter and the readings it was getting. They came back every day until the walls were dry and worked directly with my adjuster. They replaced the drywall and baseboards and even painted for me. I was worried about them matching the color, but they took a paint chip from another room and matched it perfectly. My kitchen looks better than it did before the water leak. If you are in the Austin area, save this number.”
-
“Our problem began with a warm spot on our floor and a doubling of our water bill. We had a slab leak on the hot water line. Our plumber rerouted the hot water line and recommended Guardian to dry out the slab. They had to pull up the laminate flooring in our kitchen and breakfast area, but were able to dry out our lower cabinets without pulling them out, saving us a lot of money. They explained exactly what they would do and the invoice was exactly what they said it would be. Very straightforward!”

“I had a grease fire on my stove a Sunday night. Luckily everyone got out but the whole kitchen was black and the entire house smelled like a campfire. To make it worse the fire department left water all over the kitchen floor. I was in complete shock. Sam came out that night and explained what was going to happen for the next few days. The next thing I knew they had everything in the kitchen and living room boxed up and being cleaned. They cleaned every wall and ceiling in my house and left air scrubbers and odor removing machines for about a week. They replaced my upper kitchen cabinets and drywall and paint. It took about 5 weeks but Sam kept me updated every other day by phone. It’s been two months and my house smells normal and you would never know there was a fire! Thank you!”

“We came back from a week in Colorado to find our AC drain line in the attic was clogged and overflowed onto our bedroom ceiling. A part of the ceiling was sagging. We called Orlando and he was over that evening to take a look at it. He carefully cut out only the wet part of the ceiling. It took four days to dry and he replaced it, textured it to match and painted it. The job was done neatly, our house remained clean, he put something on the floor to protect it and cleaned up every day. We've given his number to two of our neighbors.”
-
“I had a pipe break at my shop on a Saturday night and when I came in on Monday morning most of my sales floor and back office was covered in water. I called Guardian at 7 am and they were here before 9. They worked around me getting my front opened back up by Wednesday while they finished the back with all the drying equipment. They were straight up with me the entire time on costs and time to complete. They were very understanding of my need to get my small business back up and running.”
-
“I almost didn't call anyone because I read so much about companies that come out, scare the customers, and then end up doing $15,000 of work. I found some black spots on the wall behind our master shower and noticed that the baseboard was soft. They opened a small part of the drywall and determined that our shower pan was leaking slowly (probably for a year). They explained this to me and did not try to scare me at all. They brought in the mold remediation company that they work with, the company put plastic and air scrubbers up, and removed the drywall. Then Guardian rebuilt the wall and replaced the baseboards once the clearance test came back clean. We used our own tile guy to redo the shower and Guardian coordinated with him for timing. Everything was explained to me in plain English and I didn't feel pressured at all.”
-
“Had a small problem with my dish washer supply line leaking under my kitchen floor. Drying part went great. Had guys out everyday, very respectful, always wiped their feet. Took a star off since the install of new flooring was a week out due to material but they did call ahead of time and didn't just not show up. Floor looks great and price was good. Would use again.”
-
“Our entire family room got soaked under our back sliding door during a big storm this spring. I have 3 kids under 7 and was completely overwhelmed. The entire crew was patient with my kids who had to watch every fan and machine that was put in and had 100's of questions. Not only did they move all the furniture, save our area rug, dry everything out, but also replaced the bottom of the drywall and baseboards. What could have been a horrible week was made a little better.”
-
“I own/manage ~ a dozen units around the greater Austin area. An upstairs washer hose blew out in one of my fourplexes, going straight through to the unit below. Guardian handled both units, and worked with both sets of tenants - I didn't have to be the middle man, which I really appreciated. Daily photos / moisture readings made dealing with my insurance a breeze. Quick response and rebuilt it right the first time. Having dealt with a few restoration companies, these guys are my first call from here on out.”
-
“We discovered a leak from the ice maker line behind the fridge when our hardwood floor started to buckle. Guardian responded immediately, had the moisture meter out under and around our floor, and told us what could and could not be done to save the hardwood in our kitchen. These are good people to deal with and the price was right!”
-
“My main line backed up on a Friday night, and sewage came up through the shower and toilet in our guest bath and also into the carpet of the hall. What a mess!! Guardian came out, suited up, and the tech explained why our carpet and pad in the hall couldn’t be saved (sewage water). Once it was all removed, they cleaned, disinfected, and dried the area. They were able to keep the work area closed off, which prevented the smell from getting to the rest of the house.”
-
“My Mom is 81 and lives on her own in Sun City, Georgetown. Her toilet backed up and overflowed while she was at water aerobics class. When she got home her bathroom, hall and part of her bedroom was wet. I live in Dallas and wouldn’t be able to get to her till the weekend. Guardian was at her house within an hour. Orlando called me from her driveway and walked me thru the process and even texted me pictures. They moved her furniture and helped her pack a bag to stay at my brother’s until her house dried out. They were wonderful with her and she’s already told everyone at church about these “nice young men.” Thanks so much for taking such good care of her.”
-
“My toddler flushed a bath toy down the toilet in our hall, and while we slept, the toilet overflowed. Needless to say, the bathroom and part of the hall (carpet) were soaked. I called Guardian and they came out within a couple of hours. They got everything dried out in no time (took about four days). It took almost two weeks to get them to come out and rebuild, but that was due to the fact that they were quite busy. They did a nice job and cleaned up after themselves. I'm giving them four stars due to the length of time it took to get them to come out and rebuild.”
-
“Our dryer caught on fire inside our house. The fire was contained to the laundry room, but the smoke permeated into every closet and room of our house, plus all of our clothes. The team at Guardian were excellent. They cleaned walls and ceilings throughout the entire house and replaced drywall and cabinets in the laundry room. They ran odor removing equipment until the smell was gone and also cleaned all of our clothes. About 3 weeks start to finish. We can't smell any odor whatsoever, and we are extremely thankful.”
-
“Hail got our roof back in April. When it rained, water leaked through our ceiling in the upstairs game room. Our roofer tarped the roof and we called Guardian who came out the same evening to dry the attic and remove insulation. Once our new roof was installed, Guardian replaced the insulation, drywall, and painted. They also sent pictures and moisture level logs directly to our adjuster. Made what could have been a very annoying month, a little easier!”
-
“Our dental office had a problem over night where the supply line under one of our sinks in an operatory blew out. We got in at 7 am to water in 3 operatories and the hallway, with patients coming at 8 am. We were panicking. By 8:30 Guardian was there. They worked with getting us set up to keep 2 rooms open to work, did most of the loud work when we were done for the day and on our day off, and worked great with our property manager and our insurance. They kept me very well informed and Guardian is highly recommended for any business.”
-
“They were the third company I tried calling at 11 at night and the first to answer the phone. They arrived within an hour and had the water out of the hall and my kids' bedroom before 2 in the morning. They were fairly priced and the bill wasn't bad at all.”
-
“We had a leak from our shower valve that got into our bathroom and bedroom walls as well as under our vanity. It took about a week to dry out, a couple days longer than they originally thought (the water had gotten under our vanity which took a bit longer to dry). They told us that right away instead of waiting till the end to tell us. The only reason for 4 stars is because the equipment is VERY loud and gives off a ton of heat so don't expect to get a good night's sleep for about a week. That's really not their fault but just be prepared for it. They did a very nice job and were very honest as well.”
-
“We had only been in our house for 9 days when our water heater decided to leak through the ceiling of our master closet (it's in the attic). We didn't have a clue what we were doing, and Sam was extremely patient with us. He helped us through the process of deciding if it was worth filing a claim considering it was close to our deductible (might be cheaper to pay for it ourselves). They came out, dried everything out within three days, and the closet looks better than when we bought the house!”
-
“My upstairs neighbor fell asleep with the tub running. The water came through my ceiling in the bathroom and bedroom. The landlord called Guardian. I'm not even the customer. The guy treated my items as if they were his. He even moved all my furniture and electronics out of the way. He texted me everyday to let me know when he'd be coming by.”
-
“We found some mold in our closet, which backs up to our water heater. Guardian found the slow leak from the water heater, fixed the leak at the water heater fitting, had their licensed mold removal company remove the drywall, and then put the wall back together and painted it. It was done quickly, cleanly, and without trying to make the issue larger than it needed to be. They also explained to us the meaning of the test for clearance.”
-
“I volunteer as the “facilities guy” for my church in Round Rock. During a freeze we had a pipe burst in our fellowship hall above the ceiling and water was raining down on our tables, chairs and floor. Guardian came out Saturday afternoon, removed the water and set up the equipment to dry out the room so we could use our sanctuary the next morning for church services. They worked with our insurance, kept our pastor and myself informed and a couple of months later our fellowship hall looks great. Thanks Guardian!”
-
“Orlando is very knowledgeable. He explained what he was doing and why. He did not talk down to me nor did he try to sell me things I did not need. They dried my house in 3 days after a washing machine leak and had the repair done the next week. I would definitely use them again.”
-
“My 14 year old son turned on the bath water upstairs, got on his phone and forgot about it. When we heard the drip and saw the water coming through the ceiling light fixture in the living room, we called Guardian. They came out at 10pm (we called around 9pm) and had us shut off the breaker for that circuit, opened the ceiling up to dry it out and left fans and de-humidifiers upstairs and downstairs. They came back every day to check the moisture level and told us what it was. When everything was dry, they patched the hole in the ceiling, re-textured and painted. I can't even find the hole now! I've also banned my son from taking baths!”
-
“Overall a good experience. We had an issue with our washing machine overflowing. They responded quick and got the drying going with no issues and were very polite. They did not match the texture in our wall the first go-around, but only when the afternoon sun hit it could you see it. They were nice enough to redo it and the second time it was perfect. I gave them 4 stars only because we had to ask for it to be redone. Would still hire them.”
-
“I am a Realtor and had a house I was selling. Two weeks before closing the inspection brought to light some water damage in a ceiling. There was a slow leak from the shower drain above. Guardian came out the next day, documented the problem, dried it out and made the repairs in time for closing. They also provided a nice write-up of the work done which was important for the buyer and the buyer's agent. I have referred two of my clients to them.”
-
“I originally called them because I thought I needed them. I had a wet spot on my carpet by the bathroom. I was prepared to bite the bullet and pay whatever they charged. The technician was very honest with me. He used his meter and told me how small the area was and that I wouldn't need all the equipment to come in. Then he showed me where my toilet was leaking and told me to get a plumber to replace the wax ring and use a fan for a couple days. Now they have my trust and if I ever need them they will be the first I call.”
-
“Our neighbor (townhome) had a fire and although the fire did not enter our home, the smoke did! Everything in our home smelled of smoke (walls, carpet, clothes, couches, inside of kitchen cabinets, etc.). We went with Guardian because they actually picked up the phone! They cleaned everything in our home, sent our clothes and curtains out to be cleaned, and had the deodorizing equipment going for a few days until all smell was gone. Sam would call every few days and let us know what was being done and when. This was a horrible month for everyone in the building, but they made our part of it a lot easier.”
-
“Guardian did a great job of drying out our laundry room and kitchen after the supply line to our toilet broke in the hall bath. The crew was quick and professional. The hardest part was the time it took to work with the insurance adjuster to get things going to rebuild. I’m sure that was out of Guardians hands, but it was a long process. Leaving a 4 due to the length of the process. I would recommend Guardian.”

Every review above was written by a real customer on Google. Read all of them on our reviews page.
How long will the mitigation take?
Most water losses will take 3–5 days to dry. This time frame depends on the amount of water, how long the water has been present, and what materials are affected. We set up drying equipment on our first visit to your home, then we take daily moisture readings until the equipment can be removed. Once the structure is dried, we will set up a time to begin reconstruction.
What will the process be like?
Once you give us a call, one of our team members will come out to your home, shut off the source of water (if possible), extract standing water, remove unsalvageable materials, and set up air movers and dehumidifiers to dry your home. Our team will take daily moisture readings and document the loss until your home is dried. We will then rebuild the affected area with drywall, paint, trim, and flooring.
What can I do while I am waiting for someone to come out?
If you are able to safely reach the main water shutoff, please turn off the water. If water has come in contact with outlets or appliances, turn off the power to that area of your home at the breaker box. Remove valuables, rugs, and furniture from the affected area if possible. Document the loss with photos to help with your insurance claim. Don't use your own vacuum to remove water, and don't remove any walls. We will take care of that when we get to your home.
Will you work with my insurance company?
Yes, we work with your insurance company to make your loss as easy as possible. We will document the loss with photos, moisture readings, daily drying logs, and a full itemized scope for your insurance adjuster. Whether you decide to file an insurance claim is entirely up to you. We will let you know what to expect in either scenario.
Do I have to use my insurance company's preferred contractor?
No. In Texas you can choose your own contractor. We work directly with your adjuster and document everything so the claim moves. Our insurance guide explains the process.
Will you be tearing out all my walls?
We will remove any drywall and insulation that is unable to be dried. Usually this means the bottom foot or two will need to be removed with a straight flood cut in order for the wall cavity to properly dry. We will not tear out anything that is able to be dried. We will then rebuild the torn out area once the structure is dried.
Will you be putting everything back after it dries?
Yes. At Guardian, we handle all aspects of the restoration process. Rebuilding drywall, insulation, paint, baseboards, flooring, cabinets, etc. is right up our alley. No need to call another contractor.
What areas do you serve?
